1. RENT & PAYMENTS

Rent Due Date: Monthly rent is due on the day provided at check in, if not paid within 5 business days of that date a late fee will be applied.

Late Fees:

• $25 late fee added on the 6th
• $10 per day thereafter until paid

Accepted payments:

• Cash
• Approved electronic payment methods
• Other methods approved by management

Not accepted:

• Partial payments without approval
• Post-dated payments without approval

Management may refuse any payment that does not bring the account current.

Returned Payments:
Returned/failed payment fee: $35
Future payments may be cash only.

Security Deposits:

• Do NOT apply to last month’s rent
• Damages, cleaning, unpaid rent, or utilities will be taken from deposits upon departure from site.
• Returned deposits will be returned by check within 7-10 business days via check or can be returned via credit card with a 5% convenience fee.

Utilities:
Residents are responsible for metered electric usage and any assigned service charges.
Failure to maintain utilities may terminate tenancy. No wifi boosters allowed.

Move-Out Balance: Unpaid balances may be sent to collections and/or legal action.

Permanent Residents: Moon River RV Resort institutes a 3-month probationary period for permanent residents.

2. COMMUNITY CONDUCT

Residents and guests must behave respectfully toward neighbors and management.

Prohibited behavior includes:

• Disturbing the peace
• Harassment
• Threatening behavior
• Illegal activity
• Disorderly or intoxicated conduct
• Driving through sites

Repeated complaints may result in eviction.

3. QUIET HOURS

Quiet hours: 10:00 PM – 7:00 AM

During this time:

• No loud music
• No loud gatherings
• No engine revving
• No disruptive noise

No Deposit Refund without 30-day cancelation notice

4. VEHICLES & DRIVING

• Speed limit: 5 MPH
• No reckless driving
• No driving under the influence
• Only operational, registered vehicles allowed
• No vehicle repairs beyond minor maintenance
• No Driving through sites
• All vehicles must be in working order. No non-operational vehicles
• MAXIMUM of 2 vehicles per site, including Cars, trailers, side by side, boat or other recreational vehicle.

Violation may result in removal from property.

5. FIRE & SAFETY RULES

NO GROUND FIRES PERMITTED

The following are prohibited:

• Fire pits
• Burning wood
• Charcoal grills

Allowed:

• Propane grills
• Electric grills
• Propane heating devices

Residents must be present while using any outdoor fire/heating device.

6. PET RULES

Pets are welcome but must be controlled at all times.

Requirements:

• No more than 2 pets per space. Third Pet may be approved by management.
• Must be on a leash, no longer than 6 ft, when outside
• Owner must clean up waste immediately
• Excessive barking not allowed
• Aggressive animals not permitted

Aggressive Dog Policy

For the safety of all guests, aggressive dogs are not permitted within Moon River RV Resort.

The following breeds, including purebred or mixed breeds, are prohibited:

• Rottweilers
• Cane Corsos
• Presa Canarios
• Mastiffs (all varieties)
• Wolf hybrids
• Any dog with a known history of aggression, biting, or threatening behavior.

Management reserves the right to refuse or require the immediate removal of any dog, regardless of breed, that displays aggressive, threatening, or uncontrollable behavior toward people or other animals.

7. SITE MAINTENANCE

Residents must keep their space clean and orderly. Sewer hoses must be off the ground.

Not allowed:

• Trash accumulation
• Storage of junk/debris
• Outdoor clutter
• Hazardous materials
• Non-Operational Vehicles

Only approved outdoor items permitted.

8. TRASH

• Trash must be bagged and placed in dumpsters
• No dumping large items
• No hazardous waste

Illegal dumping may result in fines or eviction.

9. POOL & COMMON AREAS

Use at your own risk.

Rules:

• No glass
• No running
• No lifeguard on duty
• Children must be supervised at all times
• Resident must be present at all times if having a Guest use the pool

Failure to follow rules may result in loss of privileges.

10. GUESTS

Residents are responsible for their guests at all times.

• Guests must follow all park rules
• Guests must be supervised by Resident when using park facilities.
• Long-term guests require management approval
• Violations by guests are violations by resident

11. RIGHT TO TERMINATE TENANCY

Moon River RV Resort reserves the right to terminate tenancy for:

• Non-payment
• Safety violations
• Repeated rule violations
• Dangerous behavior
• Illegal activity
